With a target completion of 2035 and $4 billion in capital sought, Town Center at Mansa Park represents one of the most ambitious mixed-use developments in the Southeast United States.

Incorporated in May 2017, the City of South Fulton is the 3rd largest city in the Atlanta Metropolitan area and the 8th largest city in Georgia. With a population of 107,436 and a daytime population consistently over 110,000, the city represents one of the fastest-growing markets in the Southeast.
Located less than 10 minutes from Hartsfield-Jackson International Airport — the world's busiest — Town Center at Mansa Park sits at the intersection of regional growth, infrastructure investment, and unmet demand for hospitality and mixed-use development.

The Atlanta airport is continuing to expand its capabilities with the construction of an additional runway as an exercise of eminent domain. This expansion will require the demolition of 15 hotels in the immediate vicinity — with a combined capacity of approximately 2,400 rooms.
Only a five-minute drive from the airport, Town Center at Mansa Park is uniquely positioned to supplant that lost hotel capacity. The complex will deliver approximately 2,400 modernized hotel rooms along with 150,000 sq. ft. of convention space — ensuring strong, sustained hotel revenue for the region.
With a steady influx of new residents to the Metro Atlanta area and the displacement of nearly 2,500 hotel rooms in the immediate vicinity, the Old National Highway Corridor location is irreproachably positioned to take advantage of both the growth and the displacement.
Reestablishing the Commercial Center
The contemporary attractions will reestablish the commercial center in the Old National Highway Corridor. Plans for retailers and amenities in the area include a curated mix of dining, entertainment, culture, and hospitality destinations.
Parks & Green Space Improvements
Upgrades to Old National Park as well as surrounding green spaces and parks are included in the proposed plan. These improvements will update the existing park amenities while adding exciting new features. The redevelopments are designed to provide public gathering areas to all Atlantans and visitors — enhancing the community, increasing land value, and promoting inclusivity.
Strategically Positioned for Dominant Market Capture
The proposed development is centrally located along the Old National Highway Corridor, conveniently across the street from one of the largest churches in the Metro Atlanta area. The Project directly responds to the city government's current Strategic Plan, which identifies the need for an increase in tax revenue.
In addition to the influx of job opportunities, the proposed development will generate significant tax revenue through property, sales, and excise tax. As the 3rd largest city in Atlanta, South Fulton's exponential growth is imminent. Incorporated in May 2017, the City of South Fulton is now the 3rd largest city in the Atlanta Metropolitan area and the 8th largest city in the State of Georgia. According to the 2020 U.S. Census, South Fulton has a population of 107,436, with the daytime population consistently over 110,000.
The daytime increase is attributed to the existing business districts located within city limits. Currently represented industries include wholesale trade, educational services, retail trade, waste management and remediation services, food services, and agriculture.
